In accordance with the work A Dictionary of Law, this is a description of Encroachment :
The act of extending one’s own rights at the expense of others, particularly by taking in adjoining land to make it appear part of one’s ow If the encroachment is acquiesced in for 12 years, the land taken is considered to be annexed to the land of the person who made the encroachment.
